Cabo San Lucas and El Arco

You just cannot visit Cabo San Lucas without taking note of one of its most visual (and free) attractions - El Arco, or in English, Land’s End. The breathtaking rock formation emerges from the sea in arches on the most southern tip of Baja California, and is the perfect photo opportunity or a great destination for snorkeling and diving.

The famed Cabo landmark is a visual representation of the point where the Sea of Cortez meets the Pacific Ocean and the shapes carved into the rocks reflect the conflict of the two great bodies of water.

Legend has it that the name of El Arco in its English form, known as “Land’s End” comes from the notion that if you were to travel south from the Cabo rock formation, you would arrive to the South Pole having never touched another land mass. Luckily, most tourists don’t try their luck kayaking to the South Pole and enjoy more leisurely pursuits around the natural wonder.

In fact, getting to Land’s end is fairly easy if you want to see the arches up close. From Cabo San Lucas Marina, you can hire a yacht charter or take a water taxi, of which there are some that have glass bottoms. Once you arrive to El Arco, you can enjoy a quick tour by boat or take a closer look, spending an afternoon or more on the beaches there.

The beaches at Cabo San Lucas’ Lands End are pretty fascinating as they are the only beaches on the globe that offer access to both a sea and an ocean. On one side you have Lover’s Beach, with its soft yellow sand and swimmable water, while on the other you have Divorce Beach where it is never recommended to swim. These two beach are joined by a cave that offers a tunnel from one beach to the next.

Snorkeling and scuba diving here is also great fun, with easy currents and warm water temperatures to make your exploration underwater all the more pleasant. There are a number of brightly colored fish and marine life waiting to greet you. The area is also a common breeding ground for pelicans, so watch out for bombers diving into the sea to fish their next meal. You may be lucky enough to see sea lions, who are commonly found in this part of Cabo San Lucas.

Your vacation in Cabo San Lucas will simply not be complete without uploading a photograph of Lands End on Facebook or Instagram.

Why not enjoy a cocktail at sunset or breakfast on the beach, the possibilities are endless.

Five Reasons Smaller Timeshare Companies Are Not the Best Option

In life, bigger is not always better, but when it comes to timeshare, smaller companies are at a definitive disadvantage when it comes to providing quality and secure investments. In fact, smaller companies have a lot to answer for in terms of timeshare’s rocky reputation as many of the common complaints actually center around dealings with emerging or small companies. In order to receive the full benefits of a timeshare, it is always advisable to go with an established company that is renowned for delivering excellence and world class amenities.

Top Five Disadvantages of Smaller Companies

1 – Here today, gone tomorrow

Many of the smaller or emerging companies are not fully insured in case of bankruptcy, and so your investment is not as secure as if you were buying with a reputable, long standing company with years of success behind them. In today’s financial climate it is better to stick with the bigger operators.

2 – Fewer options and less flexibility

With the bigger timeshare companies you are guaranteed a huge selection of properties and the potential to swap and upgrade your units easily whereas smaller companies have a more limited repertoire. It is often more difficult to book the dates you want at peak times when the company is small.

3 – Maintenance fees

Even though maintenance fees come with the territory and are an integral part of protecting your investment, statistics suggest that smaller companies tend to have higher maintenance fees. While the reason for this is unclear, it is likely that larger companies are more able to reduce their costs due to economies of scale.

4 – More Difficult to Resell

Should you wish to sell your timeshare at a later date, timeshares from smaller operators are less attractive as potential buyers are more cautious about purchasing a timeshare from an unknown operator.

5 – Rocky reputations

Experience has shown that the larger, well-renowned companies are able to offer a higher quality product that is more likely to ‘sell itself,’ making their sales method’s less aggressive than smaller companies who are competing within an established market.

Vacation Ownership with the Villa Group

Fractional vacation ownership and timeshare are affordable luxuries for most households in the USA, Canada and Europe, and can open up a lifetime of hassle free leisure experiences in destinations throughout the world. The Villa Group specialize in timeshare membership with vacation club status, having developed a range of luxury resorts in key beach destinations in Mexico, offering affordable vacation ownership that enables, families, couples and groups of friends to own part of paradise without breaking the bank.

The Villa Group have been developing resorts and timeshare properties since the late 80s and boast a staggering reputation for quality, elegance and value for money. The group has resorts in Puerto Vallarta, Riviera Nayarit, Cabo San Lucas, Loreto and Cancun, which all conform to the name, Villa del Palmar or its derivatives such as Villa del Arco, Villa del Mar and Villa la Estancia. All of the resorts have a spa on site and offer both all inclusive and European plan, even for timeshare residents who can choose to select a minimum of three consecutive days for an all inclusive pass.

Vacation ownership with The Villa Group has also become much more simple and straightforward over the last few years with the introduction of its members’ program, Villa Preferred Access. Essentially this scheme transfers the value of individual timeshare units into points so that you can stay in any of the Villa del Palmar resorts according to your points score. New Villa Group vacation owners will essentially buy points for their home resort and be able to use them towards staying in the other resorts when they choose. Those timeshare owners who bought fixed week timeshares at one of the Villa del Palmar resorts will also be invited to transfer their unit to a points score to enable them to take advantage of the exchange opportunities.

Another benefit of vacation ownership with The Villa Group is that your membership is amongst those accepted by Interval International, which is a vacation club that manages timeshare vacation properties worldwide as well as cruise vacations. In this way, you have the option of joining Interval International as a means of extending your choices even further. Interval International also offer other advantages such as discounted car hire, local offers and travel agency services.

Becoming a Villa Group resident will surely make you feel that you are part of something grand, that you belong to a family of resorts which are tailored for the best vacation experiences possible. If the thought of returning to the same resort appeals to you, then you will enjoy the advantages of becoming so familiar with the destination and the resort staff that arriving to your vacation property really is like coming home. Likewise, you may be attracted to the flexibility that the Villa Preferred Access offers and therefore like the idea of visiting a different resort each year. The great thing about the Villa Group resorts is that, despite varying levels of luxury, they all follow a similar layout and concept, which gives you the impression that you are arriving to a familiar place no matter where you visit.

All Inclusive Cabo San Lucas

Cabo San Lucas is renowned for excellent quality all inclusive resorts offering great discounts and package deals. To get the best prices on an all inclusive deal you should book as early as possible and pay attention to discounts offered through social media sources. It is a good idea to follow reputable hotels and resorts on networks like Facebook and Twitter as they frequently announce special packages and discounts such as Weekend Sales, or Black Friday Bonanzas.

Unlike many destinations that have a great selection of all inclusive resorts, Cabo San Lucas as a location has lots to offer its visitors. In the past, the tendency was for all inclusive hotels to be a necessity when staying in places where it was unsafe to go out at night, or where there was very little development, such as many of the Caribbean Islands or Indian Ocean destinations. Cabo San Lucas, on the other hand, has lots to offer visitors, and opting for all inclusive is more for convenience and quality of restaurants than other concerns.

When choosing an all inclusive resort in Cabo San Lucas, make sure you select somewhere with both buffet and a la carte menus. Also check to see how many restaurants there are in the resort and if there is a special room service menu for all inclusive guests. Somewhere like Villa del Palmar Resort & Spa provides a great selection of places to eat as well as reasonable prices. Here you can also mix and match your vacation, buying all inclusive passes for just a few days rather than for the whole of your stay.

Finally, once you have eaten and drunk yourself silly in your all inclusive resort, you might want to think about taking advantage of some of the amazing activities you can do in Cabo San Lucas. During the winter months, whale watching tours are a must while a camel ride along the beach might add a spark of life to you hangover!

Advantages of Vacation Rentals

So, you are planning your vacation and can’t decide between a hotel and vacation rental. Below are some of the benefits of renting a property instead of going to a hotel.

Firstly, the costs associated with vacation rentals can be much lower than staying in a hotel. In many countries, hotels have additional taxes that are not applied to vacation rentals, which means that from the get go, you are paying less when renting.

Taxes aside, you are more likely to be able to accommodate the whole family for the same price in a vacation rental where you would probably have to book two or three rooms for double the cost in a hotel.

The luxury of vacation rentals is that they are generally much larger than hotel rooms, with living areas and, most importantly, a kitchen and dining room. This is a bonus for large families who can reduce the cost of their vacation by eating meals at home, or having the option of spending the night in, enjoying the property.

It is worth noting that when looking for a vacation rental, timeshare properties are a great deal as they are large accommodations that usually offer all the additional amenities of a hotel, so you get the best of both worlds. Time share vacation rentals can be found privately or through vacation clubs that offer great deals and guaranteed satisfaction.

Canceling Timeshare During Cooling Off Period

The cooling off period is the only time when you can easily cancel a timeshare contract. After this time, you have to prove that the contract was unlawful and that would include using the courts and getting a lawyer. Thankfully the cooling off period is a legal requirement in all countries to protect consumers and give you time to make sure that your decision was not just in the heat of the moment.

How long do I have to cancel?

It depends on the country where the timeshare has been sold, but generally the cooling off period is between 7 and 14 days. As these days are calendar days, you need to think about canceling pretty quickly if you are on a two week vacation.

If you cancel during the cooling off period, you will need to send notification in writing and often have to use the pro forma that should be provided with the contract. You need to make sure that notification is sent before the end of the cooling off period. After that time it becomes more costly to retract on your contract.

Time Share Scams

Much of the bad press about time share refers to organized scams rather than the concept of the time share product itself. In fact, most of the scams are related to reselling time share. It is important to learn about the kinds of time share scams that can separate you from you hard earned cash so as to avoid the pitfalls and enjoy the benefits time share can offer.

Here are some examples of what to avoid:

One popular scam involves you receiving a telephone call where you are informed that someone would like to buy your timeshare. Perhaps you had not even considered selling, but the opportunity arises and the company seems to be offering a great price. You are then asked to pay a fee upfront so that they can give you the details of the buyer, but once the fee is paid, the buyer is no longer interested.

On some occasions it is necessary or desirable to sell your time share; for example, sometimes people inherit a second timeshare and therefore wish to sell it. Under these circumstances you might be tempted to join a company that guarantees you a sale for a high fee. Remember, no company can guarantee a sale, and you are more likely to end up losing your money, and potentially your time share if you have signed over the rights to your property as well to ensure a fast sale.

In some cases, the scammers use the guise of a vacation club swap to get you to relinquish the rights of your time share property to them. You think that you are exchanging your time share permanently for points, when in fact, they sell your timeshare for whatever price, while charging you a high membership fee for the vacation club. In this case, you are better off joining a reputable vacation club on your own steam and adding your timeshare to their catalog in exchange for points.

Remember to read the small print and use your common sense. If it sounds too good to be true, it probably is.

What Historical Sites to Visit in and Around Cancun

One of the main attractions of choosing a vacation in Cancun is that there is more to the beach destination than simply idyllic Caribbean beaches. While rest and relaxation are certainly on the cards, you can combine getting a tan with more cultural pursuits such as visiting one or more of the many historical and archaeological sites in and around Cancun.

The whole area that surrounds Cancun is peppered with a number of sacred Mayan sites, some in better conditions than others. The Ancient Maya were one of the earliest civilisations to have made commendable advances in architecture, astrology and mathematics, and their legacy can be found in the enigmatic sites located near Cancun.

El Rey and El Meco

Cancun boasts two minor Mayan sites located within the city itself. El Rey has around 46 small structures including a market stage and temple while El Meco is smaller still, yet supposedly a particularly powerful site in terms of esoteric energies.

Chichen Itza

A couple of hours away from Cancun City, Chichen Itza delights visitors every day. One of the most famous sites, you can explore temples, the main pyramid, an observatory and ball court in addition to many other interesting structures.

Coba

Coba is more or less on the way to Chichen Itza and boasts a large pyramid, which is one of the oldest in the region, dating from around 700 to 1100 AD. The jungle setting makes it particularly enigmatic.

Tulum

The Mayan site located in Tulum is very unique as it overlooks the beach. The temples and other well preserved structures fascinated visitors day in day out.

Xcaret

This is another famous site that is located on the coastline. Xcaret was once an important trading port. The buildings are supposed to be among some of the oldest dates from 200 to 600 AD.

Villagroup Members – Beware Unsolicited Attorney Phone Calls!

Just as the timeshare industry begins to finally clean up its act, leaving reputable bona fide developers like The Villagroup to sell legitimate units that are truly worth their sale tag, now the fraudsters have moved on to new measures to scam the unsuspecting public. This time, it is loyal Villagroup and Villa del Palmar members who are the target of the scam.

The scam that seems to have generated momentum involves a timeshare attorney firm, or a group of people impersonating a legal firm, who have been contacting timeshare owners, in this case targeting Villa del Palmar members. The callers present themselves as an attorney firm who are representing members in a class action suite against the Villa Group. In doing so, they solicit personal details and private information over the phone. It is unsure what the exact purpose of this scam is, nevertheless, anyone who owns a timeshare should beware unsolicited phone calls that ask you to divulge personal information.

The Villagroup in particular have urged their members to take particular caution when receiving unsolicited telephone calls from anyone who says they are calling from a legal firm specializing in timeshare fraud, resale, cancellation or class action suits. If you haven’t asked for any such information, they are very likely to be a fraud. You are especially vulnerable to these kinds of scams if you give out information on timeshare forums, which are sometimes operated for the purpose of fraudulent activities.

Why take a vacation in Mexico at Christmas?

Vacationing in Mexico is recommended ANY time of the year. With its coastal areas boasting year long sunshine and warm temperatures, even in the depth of winter, it is not surprising that Mexico is the first choice for a vacation for many visitors coming from the United States and Canada.

The Holiday Season is a great time to escape the consumer packed stores and stresses of the modern world, throwing it all in to be pampered in a country whose hospitality industry is renowned for excellent services and friendly warm generosity of spirit.

Christmas, like Easter is a major event in the Mexican calendar and you will be blessed with all the trimmings and traditions that you are used to with a wholly Mexican twist. Rather than Santa Claus, children await the boy-child Jesus (el Niño Dios) or the Three Wise Men (Los Reyes) to bring them gifts, and if you are staying in Puerto Vallarta, you will enjoy the festival of the Virgin Guadalupe that runs from December 1 to December 12.

There are some great beach destinations to choose from when visiting around Christmas time, Puerto Vallarta and Nuevo Vallarta, Cancun, Cabo San Lucas and Loreto being among the most popular by far. All of these destinations have direct flights from most major North American cities and there are numerous cheap package deals available for all inclusive vacations, even during the Holiday Period.

New Year’s Eve celebrations are particularly fun at the beach resorts, with amazing firework displays and hoards of people enjoying being outside to welcome the New Year. Many all inclusive hotels will have special events planned, including bands and performances that will delight all the family.

The best thing about Mexico is that there is something for everyone. In Cancun, history lovers may enjoy the Mayan pyramids and temples, in Puerto Vallarta, nature lovers will be fascinated by the humpback whales that can be seen jumping even from the shore, while in Cabo San Lucas, party lovers will enjoy some excellent bars and nightclubs to welcome the sunrise.

What is Beneficial About Owning with an Established Timeshare Company?

Buying a timeshare is an exciting life project that will bring a whole host of wonderful memories and opportunities to spend quality time with family and friends, yet there are so many companies out there selling timeshare, how do you know which one to choose?

Probably the most important advice you could take, that will save you a lot of time, stress and money, is to go with an established company whose reputation precedes them. Much of the bad press about timeshare is actually generated by upstart companies or even rogue sales teams whose ruthless methods are notorious. When dealing with an established company, you will instantly notice the difference, their sales are based on quality and product satisfaction, putting the onus on what timeshare can offer you.

So, what can an established timeshare company offer you?

Reputable companies have been experts in their field for a long time and know when a destination is ripe for an investment. That is why long-running timeshare companies are usually located in the best destinations worldwide. They don’t move an inch without doing their ground work and as a buyer you simply arrive and take advantage of their vision. They also have the advantage of knowing what their customers want, they are not trying to second guess the market, they are connoisseurs of their trade and probably have a better idea of your vacation needs than you do.

Your investment is also in safe hands when you buy with an established company. Besides the fact that properties are always well situated in prime locations, you also have security of knowing that when times get tough they will still be standing. Younger, less experienced companies are the first to feel the pinch in an economic crisis and owners often take the brunt especially if they have bought during a pre-sale offer.

Finally, one the great advantages of buying from a long standing company is the sheer volume of its timeshare repertoire. Long standing companies are very likely to have an impressive number of complexes, which gives you the flexibility to be able to swap your timeshare or upgrade your property as you and your finances evolve.

Maintenance Fees – the Myths

For many doomsayers, maintenance fees are the dirty words of both timeshare and condo ownership; consequently, there are many negative myths surrounding the topic, which stem in the main from ignorance or from having the misfortune of dealing with a bogus timeshare company.

When dealing with established, reputable timeshare companies, the most important thing to consider when addressing the issue of maintenance fees is that they are first and foremost an essential part of your long term investment in the property. Maintenance fees cover the costs associated with the operation, decoration, cleaning, repairs and improvements to your unit as well as the common areas such as the pool and club house etc. The fees also add to an account that is destined for non-recurring expenses like kitchen appliances or larger pieces of furniture, which do not need to be replaced regularly. These charges are not intended to generate profit for the developer or homeowners’ association but rather to safeguard the quality of your experience when you visit your property, and thus protect your investment.

Another point to mention is that yearly maintenance fees resolve the issue of your responsibility for repairs and upkeep. It is much more convenient and, indeed, practical for all the owners to share the cost rather than take on the task of organizing the maintenance independently.

Maintenance fees are also compulsory. If you stop paying your maintenance fees you are likely to get into serious legal hot water or receive expensive penalties. This is to protect all the other owners who are contributing to the maintenance of the property. In the case of being unable to pay the fees, the best thing to do is contact the timeshare company. Depending on your terms of agreement, the property may be repossessed if you do not keep up with your fees, although that would depend on your particular contract.

Finally, like any service, your maintenance fees will increase over time. It is unrealistic to expect that you will still be paying the same amount in ten years time. However, these increments should reflect inflation and local price increases. Occasionally you may also be required to pay extra to cover your share of unexpected repairs, such as those provoked by rare circumstances like a storm or water damage.

The best advice is to purchase a timeshare with a reputable company who have a good track record when it comes to reasonable maintenance fee rates. Usually, the best options are the larger, established timeshare companies who have a prestigious reputation at stake. But remember, in life, you get what you pay for.
